Plans for 240 new homes in Ellesmere Port are expected to be approved after an earlier decision was deferred.
The scheme is for a 30-acre site on Dunkirk Way in Great Sutton, according to the report. It is being brought forward by Wayne Homes and would deliver two one-bedroom homes, 72 two-bedroom homes, 108 three-bedroom homes, 41 four-bedroom homes and seven five-bedroom homes.
The planning committee first considered the application in September, when members raised concerns about traffic and local highways. Planning officers had recommended approval at that meeting, saying the council’s highways experts were satisfied with the plans, but the decision was put back.
The application is now due to return to committee next Tuesday, with approval recommended again. Officers say the development can be safely accommodated within the local highway network and would not create a severe highway impact, which is the main test on transport grounds.
If approved, the scheme would also be subject to conditions covering internal highway and footway construction, a puffin crossing and bus stop improvements before any homes are occupied, and a construction environmental management plan. The report also refers to a £270,000 Section 106 contribution towards improvements at the Gates Lane/A5117 junction.
Officers say the proposal would deliver 240 dwellings, including affordable housing secured through a Section 106 agreement, along with public open space, ecological enhancements, biodiversity net gain and associated infrastructure.
