Councillors are expected to decide whether up to 86 homes can be built on farmland near Kelsall.
Cheshire West and Chester Council’s planning committee is due to consider proposals for land at Green Lane Farm. The scheme would involve demolishing seven existing buildings and replacing them with a residential development.
Five of the buildings are agricultural and two are residential. The site covers almost six acres and is outside Kelsall’s settlement boundary.
The plans were submitted by the farm’s owners, D O & L Blything & Sons. The proposed development would include 30 per cent affordable housing.
The application was originally submitted for up to 99 homes but was later reduced following consultation responses and the submission of amended plans.
Ward councillor Ted Lush called the application in for consideration by the planning committee. Concerns include the development’s position outside the village boundary, its encroachment into the countryside and the potential impact on the character of the area between Kelsall and Willington.
Kelsall Parish Council has also objected to the proposals.
A council report said 49 letters of objection had been received, alongside 19 letters in support.
Planning officers have recommended approval. The report said changes to government planning targets meant Cheshire West and Chester Council could no longer demonstrate an adequate supply of housing land.
That shortfall was described in the report as a “substantial material consideration” when deciding the application.
The planning committee is expected to rule on the proposal at its meeting today.
