A public consultation has opened on plans for a new neighbourhood at Leighton North, on the outskirts of Crewe.
Developer Hallam Land is seeking views from residents, businesses and community groups before it submits an outline planning application. The consultation runs until Friday 30 October.
The proposals could deliver up to 1,700 homes, with around 30 per cent expected to be affordable housing. The plans also include potential accommodation for older people.
The proposed development covers about 95 hectares across two areas of land on either side of Moss Lane, close to Leighton Hospital and the site identified for a replacement hospital.
Plans include green corridors linking public open spaces, play areas, allotments and sports pitches. Hallam Land also wants to retain and improve existing trees, hedgerows and ponds where possible, alongside creating new wildlife habitats and using sustainable drainage.
A primary school, local centre and retail space are proposed within the neighbourhood. New walking and cycling routes would connect Leighton North with nearby communities, including a possible link towards Leighton Hospital.
Hallam Land said the location could help people working at Leighton Hospital, Bentley Motors and other nearby employers to live closer to their jobs. The company also said the scheme could support Cheshire East Council’s wider Greater Crewe ambitions.
Adam Masters, Hallam Land’s senior land and planning manager, said the developer wanted to create more than a housing estate, with green space, local facilities and routes designed to support walking and cycling.
“We encourage residents to look at the emerging plans and tell us what would make Leighton North work best for them and the wider community,” he said.
The consultation comes as Cheshire East Council develops its Greater Crewe masterplan. The council has identified Greater Crewe as a strategic growth and investment opportunity, while a new hospital is planned to replace the existing Leighton Hospital.
The replacement hospital is expected to open between 2032 and 2033, with construction due to begin in 2028.
Residents can view the proposals and complete a feedback form through Hallam Land’s consultation. Comments and questions can also be sent to info@hallamland.co.uk.
Feedback received by 30 October will be considered as the plans are developed ahead of an outline planning application, which is expected by the end of 2026.
