Plans have been submitted for 52 homes on open countryside at Wrenbury.

Wain Homes is seeking permission to build the development on a 4.34-hectare site north of Cholmondeley Road.

The proposed scheme includes a mix of two to five-bedroom maisonettes, mews homes, semi-detached houses and detached properties.

Thirty per cent of the homes would be affordable housing. The plans also include around 1.32 hectares of public open space.

Access for vehicles, pedestrians and cyclists would be provided from Cholmondeley Road along the southern edge of the site.

Part of the land lies within the Wrenbury conservation area.

Documents submitted with the application describe the proposal as a landscape-led development designed around the site’s constraints, with extensive public open space.

The applicant’s planning statement acknowledges that the scheme would involve the loss of greenfield land. It argues that the impact on the landscape would be limited and localised.

The statement also says Cheshire East Council has a housing land supply of 3.3 years, below the five-year level required in planning policy. It describes the site as being well related to Wrenbury, which is identified as a local service centre in the adopted development plan.

Emery Planning, acting for the applicant, estimates the development would support 181 jobs during and after construction.

The application has been registered by Cheshire East Council under reference 26/3446/FUL.

Comments on the proposal can be submitted through the council’s planning portal until 18 November.
